Insuring a Rental Property Held in an LLC
Many investors hold rental property in an LLC for liability separation. Smart — but it changes how the property must be insured, and it can quietly undo coverage you assumed was in place.
What changes with an LLC
- The named insured must match the owner. If the LLC owns the property, the policy should name the LLC (or list it appropriately). A policy in your personal name on an LLC-owned property can create coverage disputes.
- Your personal umbrella may not extend to it. Personal umbrellas typically cover property owned by you, not by a separate entity. An LLC-held rental may fall outside your personal umbrella, leaving a liability gap.
- Commercial coverage may be needed. Multiple properties or a true rental business often call for a commercial policy and a commercial umbrella.

- Confirm liability coverage for the LLC's properties.
