Insuring a Luxury Condo in Downtown Bellevue

Downtown Bellevue's high-rise condos are a different insurance exercise than a single-family home. The building carries a master policy, you carry your own — and the line between them is where expensive surprises happen.

The master policy gap

Your HOA's master policy covers the building, but it comes in two flavors that matter enormously:

  • "All-in" / "all-inclusive" master policies cover original fixtures and finishes inside your unit.
  • "Bare walls" master policies cover only the structure — leaving your flooring, cabinetry, fixtures, and improvements to you.

Knowing which one your building has determines how much your personal HO-6 (condo unit) policy needs to cover. Many luxury condo owners are under-insured here without realizing it.

What your personal condo policy should handle

  1. Interior / improvements — finishes and upgrades the master policy may not cover.
  2. Contents — including high-value items, which exceed standard sub-limits and should be scheduled.
  3. Personal liability — plus an umbrella sized to your net worth (often equity-heavy for downtown professionals — see the coverage gap calculator).
  4. Loss assessment — coverage for your share of a large building claim the master policy doesn't fully cover.

Frequently asked questions

What does my Bellevue condo's master policy cover versus my own? It depends on whether the master is "all-in" or "bare walls." All-in covers original unit fixtures; bare walls leaves your interior finishes to your HO-6 policy. Confirm which your building carries.

What is loss assessment coverage and do I need it? It covers your share of a building loss or liability claim that exceeds the master policy. For high-value buildings it's worth carrying at a meaningful limit.

Do condo owners need umbrella insurance? Yes, if you have assets to protect. An umbrella extends liability coverage above your condo and auto policies, sized to your net worth.
